We are the anchor investor in all of our projects and our incentives are 100% aligned with our partners’. Some developers put little-to-no cash in a deal so they take large risks, trying to chase big payouts, fees and profit sharing. Since our primary return is from our own investments, we only bring others into investments that we make ourselves.

We focus on markets and product types that we understand.

We put significant effort into understanding our individual markets. Then, we do more deals in those markets. Once we have assets in a market, we have firsthand data on how they perform – How much should we charge for rents? How much will properties cost to operate? What can we do to improve the properties? What are the risks we see in the market? Having answers to those questions before going in positions us, our investors and the properties for success.

We’ve moved to fully electronic leasing and screening, which means our leases automatically update as laws change so we know we are always in compliance. Residents can also pay and put in service requests online, which makes everything easier and faster for residents as well as more streamlined and cost-effective for facility management.

When you own a building for 10+ years, you become an expert on that building. We have owned some buildings for 40+ years. We also have numerous long-term employees who have worked on the same buildings for 10, 20, 30 years. That means we know our buildings and our systems inside and out.

There are not many businesses that have been around for 80 years, run by four generations, and are still profitable and growing. But we are. That’s because we’re experts at playing the long game. We take risks, but we don’t bet the farm because we plan not only to be around but to grow for another 80 years.

When we set pricing, we look at every relevant factor to help us set rates that are best for our investors and our tenants. And since we generally have multiple properties in a single market, we can internally share significant and useful data to ensure the prices we set are just right.
